Welcome to bissko.com (Platform, we, our, us), the UAEs dedicated online marketplace for listing and discovering properties and businesses for sale or rent. These Terms & Conditions (Terms) form a binding agreement between the user (you, your) and bissko.com. By accessing or using this platform, you agree to be bound by these Terms. If you do not accept these Terms, please do not use the platform.

1. Platform Purpose

   bissko.com is a self-service digital platform. It enables users to list, browse, and connect regarding properties and businesses for sale or lease. BISSKO does not operate as a real estate broker, business consultant, legal advisor, or financial intermediary. We do not validate deals, conduct background checks, or guarantee listings.

2. User Obligations

   You agree:

   • To provide true, accurate, current, and complete information.
   • Not to upload or promote fraudulent, misleading, offensive, or unlawful content.
   • Not to impersonate any person or entity or falsely state your affiliation.
   • To comply with all applicable laws of the United Arab Emirates.
3. Payment Terms

   BISSKO offers:

   • $11 per listing (pay-as-you-go model)
   • $1000 capped plan for unlimited listings

   All payments made on BISSKO are non-refundable. No refunds shall be issued due to user error, listing removal, unsatisfactory engagement, or account deactivation due to Terms violation.

4. Listing Rules
   • Listings must represent genuine properties or operational businesses.
   • Listings remain active until marked sold/rented or removed by user.
   • Auto-boosting occurs every 10 days to maintain visibility.

   We reserve the right to moderate, revise, reject, or remove listings without prior notice for any breach of these Terms or UAE law.

5. Platform Limitations

   BISSKO does not:

   • Represent or act as an agent for any user
   • Guarantee leads, views, or conversion of listings
   • Intervene in disputes between buyers, sellers, or agents

   Users are solely responsible for verifying credentials, assets, and claims.

6. Limitation of Liability

   BISSKO, including its owners, management, staff, affiliates, and representatives, shall not be held liable for:

   • Any direct or indirect loss arising from platform usage
   • Inaccurate listings or failed transactions
   • Third-party links, services, or external engagements

   Users agree to indemnify and hold harmless BISSKO and its representatives from any legal, financial, or reputational damages related to their use of the platform.

7. Suspension or Termination

   We may suspend or permanently terminate access to any account for:

   • Posting false or harmful information
   • Engaging in spam or commercial exploitation
   • Violating platform rules or applicable laws

   No refund will be granted upon termination due to violation of these Terms.

8. Intellectual Property

   All platform design, software, branding, logos, and content are intellectual property of BISSKO. Users may not copy, replicate, or commercially exploit BISSKOs content without prior written consent.

9. Governing Law & Jurisdiction

   These Terms are governed by the laws of the United Arab Emirates. Any disputes will be subject to the exclusive jurisdiction of Dubai courts.

10. Amendments

    BISSKO may update or revise these Terms at any time. Continued use of the platform constitutes your acceptance of any such modifications.
